BTS member JUNG KOOK's ”Itaewon detached house” worth about 790 million yen is now worth 1 billion yen! ... A sudden increase in just under four years

The detached house in Itaewon-dong, Yongsan-gu, Seoul that BTS' JUNG KOOK purchased and is currently building has risen in value by about 1 billion yen in less than four years.
According to Ahn Real Estate Brokerage Co., Ltd., JUNG KOOK purchased a detached house in Itaewon-dong in December 2020 for 7.63 billion won (currently about 7.5 billion won).
The property was purchased for 94 million yen. The site area is 637 square meters (approximately 193 tsubo), and the total floor area is 230.74 square meters (approximately 70 tsubo), with a basement floor and two floors above ground, on a 3.
The price was 39.59 million won per 3 square meters, paid entirely in cash. JUNG removed the house after the purchase.
KOOK will open in 2021 from the district office, with 2 basement floors and 3 aboveground floors, and a total floor area of 1,161.04 square meters.
The construction is currently in the final stages of completion, with a new building permit for a single house measuring 348.05 square metres (approximately 105 tsubo) in size and floor area of 351 tsubo.
The current asking price for the detached houses is over 100 million won (US$90,000) per 3.3 square meters of land, meaning the market profit is at least 8 billion won.
The estimate is that the amount could reach up to 10 billion won (approximately 83.27 million yen) or up to 10 billion won (approximately 10 million yen). Park said, "The area around the line where the house is located is a place where the heads of the business world live.
If you look at the houses on both sides of the road, you can see that they are enormous in size," he said. "In 2022, there was a case in this area where a house sold for around 70 million won (about 7.28 million yen) per 3.3 square meters."
"There are many properties for sale, and the price has already doubled," he said. "It's a place where there aren't many properties for sale, so there are people looking for detached houses in good locations in Itaewon-dong.
"Because it is a land lot, even if the asking price per 3.3 square meters is more than 100 million won, there is a possibility that a buyer will appear," he added.
