An analysis has revealed that actress Son Ye-jin's monthly interest on a commercial building she bought for 24.4 billion won in 2022 will amount to 50 million won.

 The YouTube channel “GreeGura,” featuring TV personality Kim Gura, met and talked with a real estate expert through a video released on the 26th of this month.

 Director Kim of the Real Estate Economics Research Institute said, “First of all, the land that Son Ye-jin bought is about 80 to 84 pyeong. It is the perfect size for a small building, but she bought it for 24.4 billion won. That means she bought it for about 300 million won (about $30 million) per pyeong. In Gangnam, 300 million won per square meter is the same as buying a commercial building along a popular thoroughfare,” he said.

 Earlier, in August 2022, Son Ye-jin bought an old building between Gangnam Station on Seoul Subway Line 2 and Shinnonghyeon Station on Line 9 for 24.4 billion won. Since then, Son Ye-jin demolished this two-story building with a site area of 277.7 square meters (84 pyeong) and built a building with one basement floor to five stories on a total area of 724 square meters (219 pyeong) last June.

 The highest value of bonds, including the registry of this building, reaches 18 billion won. Given this, it is estimated that Son Ye-jin received a loan of approximately 15 billion won.

 The problem lies in the fact that the building has been vacant for more than six months since its completion, without any tenants.

 In addition, “The purchase price includes the cost of construction. Since the building has already been built, we have to pay a rental fee. The rental price is fixed. We have to give them a rate of return on their investment, but considering that the economy is not doing so well in Gangnam these days, they are not going to come in at that price." He then added, “If we lower the price, the value of the building will go down. This is the dilemma."

 Kim Gura added, “We can't keep it vacant forever. The economy will not rise dramatically,” he said. Regarding this, Director Kim said, “That's what worries me. Even in a case like Ms. Son Ye-jin's, the maximum amount of the bond was about 18 billion won. That would mean that the loan was about 15 billion won. Even if the interest on the loan is 4%, that means they are paying about 600 million won a year now.”

 Kim said, “If we pay 600 million won a year, that's about 50 million won a month." Director Kim clarified, “50 million won per month, but of course we have the ability to pay it out."

 He also pointed out, “Originally, you have to pay by receiving rent, but instead of that, you pay 50 million won (interest) out of your life. Director Kim then asked, “If you are an entertainer, can you do it?” Kim replied, “No matter how much money you have (as an entertainer), it's not worth it to pay 50 million won each out of your own pocket. It is a situation that is out of anyone's control.”
