According to News1 on the 18th, Seungyeon signed a personal contract for a building in Cheongdam-dong, Gangnam-gu, Seoul for a total of 4.55 billion won in April 2014.
The building, which was completed in 2017, has one basement floor and five aboveground floors, a site area of 312.5 square meters, and a total floor area of 902.2 square meters. Currently, it is rented by an entertainment agency.
At the time of the purchase, Seungyeon is estimated to have received a loan of 2.7 billion won, which is about 55% of the purchase price of 4.55 billion won. When the acquisition tax, legal fees, and other incidental expenses are added,
Seungyeon bought the building for 2 billion won in cash and then spent 1.84 billion won to renovate it to its current size.
Billing Road Real Estate said, "At the time of purchase, the building next door had been selling for 3,000 yen per tsubo two years ago.
"There have been cases where it was traded for 10,000 won, and even if you take into account the fact that it was a special occasion and there is a two-year difference, and even if you add weighting, there are many opinions that it was purchased at a slightly higher price," he said.
However, he said, "If we estimate the current transactions, there are cases in the neighborhood where land was traded for 148 to 169 million won per pyeong."
"If you buy 3.8 billion won, you can expect a market profit of about 9.3 billion won over seven years," he added.
The building, located in the Seoul area, was contracted for 36.4 million won per 3.3 square meters of land, totaling 3.7 billion won. The building, which was completed in 2020, has one basement floor and two aboveground floors and a land area of 101.
The building is 219m2 and 65m2 in size, with a total floor area of 677m2, and is located near Bongeunsa Station on Line 9 and Cheongdam Station on Line 7. Currently, the building is occupied by a League of Legends (LoL) e-sports team.
Seungyeon, who purchased the building jointly with her mother, is estimated to have received a loan of 2.3 billion won, which is about 62% of the purchase price of 3.7 billion won at the time of purchase.
Seungyeon built a new building at a cost of 40 million won. The total purchase price for a new building is currently estimated at 5.3 billion won. Billingroad Real Estate said, "We are taking a conservative approach.
"Even if the total price is 13.26 billion won, the market profit over seven years can be expected to be 9.5 billion won," he said. "Even if the purchase price is 5.3 billion won, a 2.5-fold market profit is expected.
Seungyeon is hoping to make a profit of about 20 billion won by purchasing the buildings located in Cheongdam-dong and Samsung-dong, Seoul.
Meanwhile, KARA, the group Seungyeon belongs to, released the digital single "I Do I Do" last month.
